The rental process

The rental process can feel daunting, but at Honeydell Estate Agents, we guide you through every stage from start to finish. Once you have found your new rental property in Walderslade or Chatham, the next step is to begin the application and referencing process. All referencing is carried out by an independent third-party professional and includes checks on your identity, employment status, income, affordability, and previous landlord references where applicable.

Once referencing has been successfully completed, we will confirm a move-in date with both you and the landlord. All necessary legal documents, including your Assured Periodic Tenancy (APT) agreement, will be sent to you electronically to review and e-sign before your tenancy begins.

In line with the Tenant Fees Act 2019, all permitted payments and any associated tenancy costs will be clearly explained in advance, ensuring full transparency throughout the process.

Permitted Payment

In accordance with the Tenant Fees Act 2019, the following permitted payments may apply when renting a property through Honeydell Estate Agents:

  • A refundable holding deposit of up to 1 week’s rent

  • A refundable tenancy deposit of up to 5 weeks’ rent where the annual rent is below £50,000, or up to 6 weeks’ rent where applicable

  • Up to £50 for a tenant-requested change, assignment or variation to a tenancy, or reasonable costs where these are higher

  • Interest on rent payments more than 14 days overdue, charged at no more than 3% above the Bank of England base rate

  • Reasonable costs for replacing lost keys, fobs or other security devices where permitted

  • Payments relating to early termination of a tenancy when requested by the tenant

  • Payments for utilities, council tax, TV licence and communication services where applicable

  • Any other payments permitted under current legislation
